Philippines – Japan friendship formed in real estate

FNG bridges culture through space and design

The 1951 San Francisco Peace Treaty laid the foundation for the Philippines to establish a new relationship with Japan. The treaty was ratified by the Philippine government on July 16, 1956 and came into force a week later. Today, July 23, the Philippines-Japan Friendship Day is celebrated every year, which is the provision of Announcement No. 854 in 2006.

Meanwhile, the partnership has gone beyond government initiatives as Japanese and Philippine companies engage in joint ventures that help local economies and strengthen cultural ties.

These include federal lands NRE Global, Inc. (FNG).

Since its launch in 2022, FNG is a local real estate company Federal Land Company and Japan-based Nomura Real Estate Development Co., Ltd. A joint venture between (NRE) has been engaged in multiple real estate projects with a focus on residential and mixed-use communities. These developments show how strong connections of states go beyond trade – it also connects people through space.

Architectural space, bridge culture

The cooperation between federal land and NRE began with the development of seasonal residential properties. They are with Isetan Mitsukoshi Holdings, Ltd. Together, it also brought the country’s first Mitsukoshi shopping center in Bonifacio Global City. Since then, starting with a single project has evolved into a broader commitment to urban development.

Today, FNG deals with an increasing portfolio of mixed-use and residential projects that combine Japanese architectural sensitivity with the needs of the Philippine lifestyle.

In Cavite, FNG launched Yume at the first level of development outside Metro Manila Riverpark. Set within the river, the township of federal lands covers 600 hectares, located in General Trias, Cavite, creates a bold vision for future ready communities. It is designed around greenways and water corridors, allowing the city to live in harmony with nature.

Yume in Riverpark is an 18-hectare community with open spaces, a wellness center, and a clubhouse designed by award-winning architect Ed Calma, Japanese design firm UDS Ltd.

Residents from southern Luzon have easy access to Yume on the river, strategically located near the Cavite-Laguna Expressway (CALAX). Once the infrastructure is completed, direct interchange of the northern and southern rivers will provide seamless access to the community.

Observatory Sales Pavilion

At Mandaluyong, FNG is developing the Observatory, the first vertical mixed-use development in Metro Manila. Covering 4.5 hectares, the project includes residential towers, office spaces and commercial areas, it is located near major commercial areas including Ortigas, Makati and Bonifacio Global City.

Sora is the first residential tower in the project, drawing inspiration from Tokyo’s Shibuya district. It provides a flexible layout designed to meet the needs of young professionals and small families. To help buyers better understand the project, FNG opened the Observatory Sales Pavilion, which includes architectural models of scale, virtual walkthroughs and interactive tools.

To further integrate lifestyle and convenience, FNG introduces popular Japanese food brands such as UCC Mentore, Mos Burger and Coco Ichibanya to its new showroom. These additions provide visitors with a unique experience.

Promote economic development

After Phase 1 of FNG’s Riverpark North commercial lot was completely sold out, a surge in commercial activity in Cavite is taking shape. The development began to attract investors, stimulate job creation, and support the province’s growing logistics and trade sector.

In 2024, FNG worked with the Philippines, a local partner of Japanese clothing brand Uniqlo, to break the ground for the logistics center within the ruins of the northern river. The upcoming hub is expected to be used as warehouses and transportation facilities to support key supply chain operations in the region. In the same year, federal land and SM also broke the ground for the rising SM City General Trias.

The location of Riverpark North complements the infrastructure upgrades currently underway on Cavite. These include new roads and transportation networks that help reduce travel time in Metro Manila and southern Luzon.

FNG is now moving from the second phase of the project, and on-site development has begun.
